A bank offers its own loan products at its own rates — you get one option. As a broker, I have access to dozens of lenders competing for your business. That means more options, often better rates, and loan programs your bank may not even offer. Think of me as a comparison engine for mortgages.
Much less than most people think. FHA loans require as little as 3.5% down. Conventional loans can go as low as 3%. VA loans (for veterans) and certain USDA loans require zero down. The right down payment depends on your situation — let's run the numbers together.
Credit score is just one factor. FHA loans go down to 580 (sometimes lower). Conventional loans typically require 620+. But income, debt-to-income ratio, and down payment all play a role too. Don't count yourself out before having a conversation — I've helped people with credit challenges get into homes.
